10–20 ft

Rear

20–30 ft

Strict zoning in most communities. Variances difficult to obtain.

Foundation Requirements

Engineered Foundation Required

Common Foundation Types

Full basementFrost-protected foundations

Frost depth 48 inches. Full basements are standard and expected in residential construction.

Building Type Considerations

Shops & Workshops

Full permits required. Zoning must allow accessory structures.

Barns

Limited agricultural exemptions. Most farm buildings require permits.

Barndominiums

Very challenging. Strict zoning and aesthetic requirements in most towns. Western MA is most feasible.

Garages & Storage

Full permits required.

Commercial

Full state building code compliance. Stretch Code may apply.

HOA & Deed Restrictions

HOAs exist but zoning regulations are the primary restriction. Most towns have strict zoning that limits non-traditional construction.

Flood Zone Considerations

FEMA Flood Regulations Apply

Coastal flood zones along the entire coast. Riverine flooding inland.
